Milad Dehnadi

Milad Dehnadi founded Select Design Build in September 2016, a few months after finishing his civil engineering degree. He had already worked as a site superintendent on residential builds in the GTA, and he built the company around what that job taught him: an owner needs one accountable team from the first drawing to the final inspection. That idea is why the company works as a design-build firm on every custom home build and renovation it takes on.

Two awards in 2026, one judged on a finished renovation and one on Milad’s leadership of the business. Both came in the company’s tenth year.

2026 GTA RenoMark Award: Best Renovation (No Addition) Over $300,000

BILD reviewed 85 submissions in 20 categories this year, scored by 18 volunteer judges from across Canada. Select Design Build Inc. won its category for a full renovation on Weybourne Crescent in Lawrence Park.

Milad was honoured at the Business Elite 40 Under 40 gala in Toronto, a program that recognizes business leaders under the age of 40. In his acceptance post he gave the credit to his team, his clients and the people who supported the company from the start.

Background

A Civil Engineering Degree Earned Alongside Real Job Sites

Milad graduated with a Bachelor of Engineering in Civil Engineering from Ryerson University (now Toronto Metropolitan University) at the June 2016 convocation. Most of what shapes the way he runs projects today happened outside the lecture hall, in the two years before that degree was finished.

In 2014 he took a site superintendent role on residential builds in the Greater Toronto Area. He has described the job as daily problem solving, time management and steady communication with trades and with the neighbours living next to the site. At the same time he led construction for Ryerson’s concrete canoe team, which designs and builds a racing canoe from its own concrete mix, and later coordinated research projects for the civil engineering department.

Why Milad Built a Design-Build Company Instead of a General Contracting Firm

On a traditional project you hire a designer, take the drawings to permit, then go looking for a builder. Every handoff is a place where cost, schedule or intent can slip. Milad’s starting idea was to remove those handoffs: one team that could follow an owner from the property decision through financing questions, architectural design, construction and, for investors, resale.

Ten years on, Select Design Build delivers custom homes, renovations, additions and multiplex conversions across the GTA, and Milad’s own work now extends into real estate development. Asked what he is proudest of, he points to people rather than buildings: a team member who started out cleaning job sites is now pursuing a Master’s in Architecture.

What a PMP Brings to Your Home Build

The PMP exam tests a project manager across five process groups. On a house, each group lines up with a stage you will recognize as an owner, and each one answers a question owners tend to ask too late.

Initiating

What exactly are we building, for what budget range, and why? Goals and scope are agreed before any design hours are spent.

Planning

What has to happen, in what order, and what could go wrong? Design, permit coordination, schedule and cost are planned together.

Executing

Who is on site this week, and are they building what was drawn? This is construction itself: trades, materials and inspections.

Monitoring and Controlling

Are we still on budget and on schedule? Progress is measured against the plan, and changes are priced before they are built.

Closing

Is everything finished, documented and handed over? Final inspections, deficiency items and warranty paperwork close the job.

Who founded Select Design Build?
